Information Guide for Tenants

CJ Management is a small business based in Folkestone, Kent.

Renting a property:

All tenants are asked to issue us with a full copy of a detailed credit report and if deemed as acceptable then we use a company named Rent for Sure for all credit check and referencing procedures, which gives us a clear fully documented evaluation of each tenant’s history enabling us to decipher if the tenant has been successful or not in offering them the property.

We require one week’s worth of rent to be paid to C J Management as a holding fee to reserve the property. This payment is refundable should the tenant fail to take the property.

Once the Rent for Sure reports come back and are confirmed as acceptable to move into the property, a moving in date will be given to the tenant and the landlord. On the agreed date of move in, CJ Management will arrange for all the necessary paperwork to be available for sign up.

Landlord Requirements:

First month's rent upfront
Between one month and five weeks' security deposit
Photographic identification (for Right to Rent checks requirements)
3 months' most recent bank statements (for credit check purposes)
3 months' most recent payslips
Previous landlord references.
Employers reference.
If Self Employed tax returns/documents are required.
