Information for Landlords

Management package:

We provide a ‘Tenant find’ service to Landlords at a cost of £495.00 per property. Landlords, for whom we manage 5 or more properties, will pay a reduced ‘Tenant find’ fee in the amount of £295.00 per property

Our exclusive ‘ALL IN ONE-STOP PACKAGE’ separates us from the other property agents out there in this industry by providing all of our landlords a hassle-free management package that includes all of the following:

  • We register all tenant security deposits with the Deposit Protection Services (DPS) which is a government body that holds the deposit until the tenant vacates the premises. If any deductions for dilapidations, repairs or rent arrears arise, then we submit an invoice to the tenant and the DPS to claim the money back from the deposit issued. We deal with all the administration in respect of this matter and we keep photographs on file of any damage incurred as proof for the refund to be issued.
  • We issue an assured tenancy agreement signed by the tenant(s) and when required it is duly witnessed, which includes an in-depth inventory stipulating all features, fixtures, fixings and finishings within the property before the tenant moves in and which is kept on file to refer to once the tenant vacates the property.
  • We record all utility meter numbers and readings and notify the suppliers of the tenant details.
  • We collect all the rents from individual tenants who pay them into our client account that has been set up specifically to hold our landlord rental receipts.
  • After deduction of any maintenance and management costs, the monies paid into the client account are distributed however required by the landlord.
  • We can do any transfers or withdrawals as necessary to the landlord. We can even pay any mortgage direct from the rental receipts if you so desire. More than 70% of our landlords choose this method as it saves them time and accountancy costs. We issue rent statements, rent schedules, management invoices and copies of any maintenance invoices to you monthly showing the breakdown of rental receipts paid in and costs paid out which can be relied upon for accounting purposes for tax returns each year.
  • Any maintenance issues reported are dealt with by us.
  • For emergency maintenance issues, we are contactable 24 hours of the day.

This “one-stop” package is designed to make the landlord’s life easier. We will deal with everything for you for a flat fee of 10% of rental receipts. There are no hidden extras, so you can sit back and enjoy the profits from renting your property through us.
