Our experienced team at C J Management provides a hands-on professional service in residential lettings and property management. We are currently managing over 60 properties in and around the Folkestone and Dover area.

At C J Management we believe that we can offer a high-level service that is sufficiently flexible to meet the needs of a broad spectrum of residential property developments.

We offer two property management package services and a tenant find only service. These are listed below:

Full ‘one stop’ management package

For this service, we charge landlords a fee of 11% of rents collected. Details of this package are as follows.

We will:

  • Advertise and endeavour to find suitable tenants. This will include marketing the property and arranging and carrying out viewings at the property with prospective tenants. A tenant find fee of £495.00 is payable if a suitable tenant is found for the property. Please note that landlords, for whom we already manage four or more properties using this package only, will pay a reduced tenant find fee of £295.00 if a suitable tenant is found for each of the properties.
  • Obtain and check tenants’ and guarantors’ references
  • Comply with the Right to Rent Act requirements
  • Provide Assured Shorthold Tenancy Agreements
  • Provide Energy Performance Certificates at cost (currently £100.00)
  • Provide annual Gas Safety Certificates (currently at a cost of £60.00 for a basic check or £80.00 including a service)
  • Provide Electrical Installation Condition Report (currently at a cost of £130.00 for up to a 3-bed property and £150.00 for a 4 bed or over)
  • Provide a detailed photographic inventory report when a tenant moves into the property
  • Collect rents
  • Provide an online portal database system– this will be accessible 24/7 using an on-line app. Using this gives the landlord convenience of accessing financial statements, rental payment history and a rent schedule showing a breakdown of the rent money received, the management fees @ 11%, any maintenance charges deducted and the balance amount transferred to landlord
  • Compatibility with HMRC ‘Making Tax Digital’ saving on accountancy costs
  • Address all maintenance issues (we can use your own tradesmen at your discretion.)
  • Provide a check-out report when tenants vacate the property
  • Issue correct and verifiable invoices
  • Register deposits with the Deposit Protection Service and keep copies of the prescribed information
  • Liaise with solicitors on your behalf
  • Notify the local authority and utility companies when a tenant moves in and out of a property
  • Issue letters when necessary
  • Carry out six monthly inspections at the property

Our many years in the sector have enabled us to build a local pool of proven specialist contractors, to whom we can turn to at very reasonable cost should your property, require their services.

Rent collection and accounts only service

For this service, we charge landlords a fee of 6% of rents collected. Details of this service are as follows.

We will:

  • Advertise and endeavour to find suitable tenants; this includes marketing the property and planning and attending viewings with prospective tenants. If a suitable tenant is found for the property, a tenant find fee in the amount of £495.00 is payable.
  • Comply with the Right to Rent Act requirements
  • Liaise with landlords to ensure that all relevant and legal paperwork such as EICR’s, CP12’s and EPC’s are issued to us and are compliant prior to tenancy sign up.
  • Provide a detailed photographic inventory report when a tenant moves into the property
  • Collect rents
  • Provide Assured Shorthold Tenancy Agreements
  • Provide an online portal database system– this will be accessible 24/7 using an on-line app. Using this gives the landlord convenience of accessing financial statements, rental payment history and a rent schedule showing a breakdown of the rent money received, the management fees @ 6% and the balance amount transferred to landlord

Tenant find only service

For this service, a tenant find fee of £495.00 is payable by landlords. Details of this service are as follows.

We will:

  • Advertise and endeavour to find suitable tenants, including marketing the property and conducting viewings as necessary
  • Obtain and check tenants’ and guarantors’ references
  • Comply with the Right to Rent Act
  • Provide Energy Performance Certificates at cost (currently £100.00)
  • Provide annual Gas Safety Certificates (currently at a cost of £60.00 for a basic check or £80.00 including a service)
  • Provide Electrical Installation Condition Report (currently at a cost of £130.00 for up to a 3-bed property and £150.00 for a 4 bed or over)
  • Provide a detailed photographic inventory report when a tenant moves into the property
  • Collect rents
  • Issue an Assured Shorthold Tenancy Agreement; copies of documents given to both the tenant and to the landlord
  • Provide an inventory to the tenant when a tenant moves into the property; copies of documents given to both the tenant and to the landlord
  • Collect the deposit money from tenant(s) and register with the DPS. The landlord must provide C J Management with their Landlord ID for the DPS to enable the transfer over of the deposit to the landlord once it is registered. C J Management cannot remain listed on the Deposit documentation and the deposit must be transferred over to the Landlord as part of the agreement.
  • Register deposits with the Deposit Protection Service and keep copies of the prescribed information
  • Using our database system we will collect the first month’s rent in advance from tenant(s) and distribute the monies and accounts to the landlord.
  • Issue an invoice for the tenant find fee
  • Email utility providers notifying them of change of occupancy

Please note

Should the landlord wish to arrange for the Gas Certificate, EPC or EICR to be done themselves then the Landlord is responsible for the provision of these legal documents to be issued to C J Management prior to the tenancy sign up. Without these documents we are unable to carry out the tenancy sign up.

CJ Management has no hidden fees.
